The federal measure

The Federal Housing Finance Agency’s house price index for the Jacksonville metropolitan area, which tracks repeat sales and refinances of the same homes, stood at 458.94 in the second quarter of 2026, up 0.1% from 458.44 a year earlier and down from 464.82 in the first quarter. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Jacksonville at $293,700, against $303,500 for Duval County. Median gross rent was $1,465 a month. The ACS figure is what owners say their home is worth, collected over five years, so it trails the market. More in our Jacksonville population guide.
