Jacksonville issued permits for 483 single-family houses in August, up 77% on a year ago, plus 623 apartments. Permits are up 9.6% for the year so far.

Jacksonville issued building permits for 483 new single-family houses in August, the most in any month this year. That is up from 273 in August 2025, an increase of 77%.

The figures come from the U.S. Census Bureau’s Building Permits Survey, which publishes a monthly count for every permit office. The city’s office is listed as Jacksonville-Duval County. It reported its August numbers to the bureau directly.

What was permitted in August

The Census Bureau’s August file shows 1,112 new homes in 514 buildings:

Building type Buildings Homes Construction value
Single-family houses 483 483 $85,018,254
Two-unit buildings 3 6 $1,345,250
Three- and four-unit buildings 0 0 $0
Five or more units 28 623 $107,278,858
Total 514 1,112 $193,642,362

In August 2025, the city permitted 762 homes: 273 houses, one two-unit building and 487 apartments in 15 buildings.

The average construction value on an August house permit was about $176,000. That is the builder’s estimate of the cost to build, as declared on the permit. It is not a sale price and does not include the land.

The year so far

From January to August, the city permitted 4,543 new homes, according to the bureau’s year-to-date file. That is 397 more than in the same eight months of 2025, up 9.6%.

Apartment permits come in bursts. In 2026 the city permitted large buildings in four months:

  • March: 144 apartments in five buildings
  • April: 537 apartments in one building
  • June: 396 apartments in one building
  • August: 623 apartments in 28 buildings

January, February, May and July had none. One large complex can swing a month’s total, so the year-to-date figure is the better guide.

What the count covers

The survey counts homes authorized by a permit. It does not count homes finished or sold, and some permitted homes are never built.

Jacksonville Beach, Neptune Beach, Atlantic Beach and Baldwin issue their own permits and are counted separately. In August they permitted 13 houses between them: seven in Jacksonville Beach, four in Neptune Beach and one each in Atlantic Beach and Baldwin.

What it means for you

More permits mean more construction traffic and more new neighbors in the parts of the county that are still building out. If land is being cleared near you, a permit search shows what is planned there.
